Planscape's team of professionals is committed to delivering leading edge planning services to our clients. Our staff possesses the necessary education and extensive planning experience to enable us to provide quality service to clients ranging from private individual property owners to large municipalities, commercial entrepreneurs and ratepayer organizations.

Planscape rises to this challenge by planning strong, vital communities that integrate the objectives of all interested parties. The challenge of land use planning is to manage growth in a way that supports the public interest and meets the needs of the client.

For over 20 years we have been working with recreational developers, municipal government and rural/agricultural specialists to ensure successful projects. Our goal is to promote sustainable, healthy communities.

The cornerstone of Planscape's work is our specialty in land use planning for smaller urban communities, rural and recreational lands. This specialized component of our firm has been built in our backyard, working in the shoreline regions to address tourism and waterfront development issues, and in rural Ontario protecting agricultural lands and enhancing rural character.

Planscape designs and plans projects that serve our residents, accommodate new development and protect the community.

We at Planscape understand the need for a varied and wide range of expertise to facilitate complex projects, particularly in waterfront resort development in the Muskoka area. Over the past 20 years we have worked closely with various professionals (biologists, ecologists, architects, engineers, landscape architects, archaeologists, surveyors, etc.) and are well known for our ability to manage complicated projects in a timely manner.

Planscape has been involved in the successful completion of many subdivision and condominium developments, with special attention to the physical design of neighbourhoods and the creative application of integrated urban design principles. Our approach is dependent upon tried and true planning and design principles and we have a sound knowledge of the regulatory environment. We specialize in building and managing effective teams to support development, and in developing close working relationships with our clients.

An important component of our professional planning service is assisting private waterfront and rural landowners in the development or redevelopment of their property. This requires a thorough review of relevant planning documents and attention to detailed and complicated environmental policies, as well as attention to the maintenance of the natural character and environmental integrity of properties. Some of our clients include property owners under the Development Permit system. After reviewing the applicable planning documents, we provide a clear and simplified approach necessary to attain the individual owner's goals. Given the increasing complexity of planning documents and more stringent requirements, it is important to provide a professional opinion that is detailed and understandable.

Planscape understands the need for clear and concise options for landowners when deciding how to develop their property.

  • Strategic Planning
  • Economic Impact Analysis

Long regarded as a leading expert in agriculture in Ontario, Planscape has worked with various municipalities in the Golden Horseshoe and Central Ontario to provide support in ensuring the long-term sustainability of agriculture in the province. Planscape specializes in profiling the agriculture sector in specific municipalities, then building on that work to support, promote and enhance the sector.

Over the years our work has included economic impact analyses, LEAR studies to inform Official Plan reviews, profiling of agriculture in different areas and of specific commodities, development of strategic plans to support agriculture and development of policies to support agricultural value-added activities, both on and off the farm. We have conducted comprehensive reviews of land use policy (local, regional and provincial) and current land use issues regarding agriculture and related uses.

In addition to studies on agricultural land use issues, we have completed studies related to specialty crops, including grains and oil seeds, fruits and vegetables, greenhouse production and horticultural crops. Underlying all of our work is the goal to support ongoing agricultural production that is environmentally sensitive and economically sustainable.

Lake Planning
  • Lake Associations
  • Community Groups

Planscape provides planning assistance to various ratepayer organizations on lakes who are interested in developing lake plans or community plans for their lakes. These projects involve a comprehensive planning program that builds consensus around a lake for specific planning and development policies that are then recommended to local councils for inclusion in their official plans and zoning by-laws. We have developed an active public engagement program that is tailored to the needs of the association and the lake residents.
